Beautiful Apartments is happy to welcome you to your new home. We understand that moving into a new place is an exciting and significant step, and we want to ensure that your experience as our tenant is comfortable and enjoyable.

All residents are kindly requested to show consideration for their neighbors. We kindly ask that noise levels remain low between 22:00 and 07:00 on Sundays to Thursdays and between 23:00 and 09:00 on Fridays and Saturdays.

If you experience any disturbance from a neighbor, we encourage you first to have a friendly conversation with the person involved. Should the issue persist, please don’t hesitate to contact our team at Beautiful Apartments, and we will take appropriate measures. In case of a celebration, we kindly request that you place an information note on the notice board in the stairwell. Your cooperation in respecting these rules and maintaining order is greatly appreciated.

We maintain a strict no-smoking policy within the apartments and all common areas, including elevators, laundry facilities, stairwells, etc. Please ensure cigarette butts are disposed of in the designated ashtray or rubbish bin.

We want to remind all residents that keeping pets in the apartments is prohibited unless prior arrangements (in writing) have been made with Beautiful Apartments.

When entering or exiting the building, please be mindful of keeping the main entrance door closed to prevent unauthorized access. Your cooperation in this matter is highly valued.

Lastly, the tenant shall bear the cost of minor repairs in the apartment (such as fuses, light bulbs, change of batteries etc).

In the event of urgent matters, such as electricity blackouts or water leaks occurring after 4:30 PM or during weekends, please contact our emergency service provider, Securitas, at 08-6576402.
There may be occasions when you experience a queue or wait time before speaking with a representative, we kindly ask you to be patient and stay in the queue.

Please be aware that a fee starting at SEK 3500 excluding VAT may apply if Securitas is required to visit your apartment.

For emergencies involving fire, medical assistance, or police services, dial 112.

In the event that the property owner require a door lock replacement for your apartment, we want to inform you that there will be an extra charge for this service. Lock replacement is typically necessitated by security, lost keys, or any other situation where a change is required.

For lost keys and tags, we charge a fee starting from SEK 500 per key, excluding VAT. Please note that if a locksmith needs to be called after regular working hours, there will be an additional charge starting from SEK 2500, excluding VAT.

We want to share our environmental initiatives with you and encourage you to be part of our collective effort to preserve our beautiful planet.

  • Energy: We use energy-efficient LED bulbs and smart thermostats to reduce energy consumption. We encourage you to turn off lights and electronics when not in use.
  • Water: We strive to save water by using water-saving fixtures, and we kindly ask you to use towels and linens responsibly.

TV

In our apartments, you’ll either have a standard TV with channels to watch traditional broadcast channels or a Smart TV including internet connectivity, which allows you to access popular streaming services (the subsriptions are not included). We kindly ask you to not change the language settings on the TV.

Please note that Chromecast and other TV-related products or services are not part of our package. As a tenant, you are responsible for providing your own equipment if necessary. 

For security and privacy reasons, we kindly request that you log out from any personal accounts on the TV when you’ve finished using them. This ensures that your personal information remains secure and your preferences are not accessible to others.

If you encounter any issues with the channels included, we kindly offer the following troubleshooting suggestions:

  • Ensure that your antenna cable is securely connected.
  • Perform a fresh channel search on your television.
  • If your apartment has multiple TV sockets, please try all of them to ensure a strong signal.

Electricity

In your apartment, you’ll typically find an electrical panel situated in the hallway. If you encounter any issues with your electricity, we kindly recommend that you check the electrical panel and confirm that all the switches are in the upward position. Additionally, you can turn off the main switch (as depicted in the picture below) and then switch it on again.

If you have personally arranged your electricity subscription, we suggest that you contact your electricity provider in case of any issues.

Internet

To find your Wi-Fi login details (username and password), please refer to the back of your router. It is strictly prohibited to change username and password for the Wi-Fi router in your apartment.
If you encounter difficulties in connecting to the internet, we recommend the following steps:

1. Double-check that all cables are correctly connected.
2. Restart the router by pressing the black button located on the back. Wait for 10 seconds before turning it on again. When you start the router, the lights on the front will begin to blink. Once it stops blinking and the bottom light turns blue, your router is ready for use. Please note that starting your router for the first time may take up to 10 minutes before it becomes fully operational.

If Beautiful Apartments provides your internet package, feel free to contact us at guestservice@beaps.se or +46 8 528 006 00 if you encounter any internet-related issues. However, if you have independently arranged your internet subscription, we recommend contacting your chosen internet service provider for assistance.

If you have your own internet supscription through Tele2, please give them a call at 90 222, their opening hours are following: Monday – Friday 9AM to 6PM, Saturday 10AM to 3PM and Sundays are closed.

After check-in

Upon check-in, take a stroll through the apartment to familiarize yourself with its layout. Identify essential areas, including the kitchen, bathroom, bedroom, and living space.

Please conduct a thorough inspection of the accommodation to identify any pre-existing damage or issues. If you notice any such concerns, kindly report them to us at guestservice@beaps.se as promptly as possible to prevent any discrepancies upon check-out. You are required to report any damages or issues within three days of your arrival.

It is important to adhere to our house rules and guidelines, which can be found on this website under “General Conditions.” These rules encompass various aspects, including regulations related to smoking, pets, quiet hours, and other vital considerations.

Before check-out

Please be aware that the latest check-out time is 10 AM on the day of your departure. If you wish to check out later on the same day, kindly contact us latest 48 hours before your departure at either reservations@beaps.se or longstay@beaps.se to make the necessary arrangements.

Upon your departure, lock the apartment and drop all given keys through the door’s mailslot (or in the postbox). We will collect the keys if you have not made alternative arrangements with Beautiful Apartments.

We sincerely hope you have enjoyed your stay in our apartment. Down below, you’ll find a checklist to follow before you check out.

Checklist Before Your Departure

  • Empty the fridge and freezer of all food and dispose of it in the designated garbage chute/room.
  • Remove any personal items you no longer wish to keep, including food or clothing. Please take them with you or dispose of them. Beautiful Apartments is not responsible for the removal of personal belongings from your apartment. Note: Leaving personal items, garbage, or unwashed dishes behind may result in an additional charge.
  • Ensure that furniture and decorations are returned to their original positions, and empty your storage areas.
  • Do not forget to arrange for a change of address before your departure date. You can do so by contacting the local post office or visiting www.adressandring.se.
  • If you have utilities registered in your name, please remember to cancel all subscriptions (electricity, gas, internet, etc.) before your departure date. We would appreciate you informing us of the final date for the utilities.

Keys
In the event that the property owner require a door lock replacement for your apartment, we want to inform you that there will be an extra charge for this service. Lock replacement is typically necessitated by security, lost keys, or any other situation where a change is required.

For lost keys and tags, we charge a fee starting from SEK 500 per key, excluding VAT. Please note that if a locksmith needs to be called after regular working hours, there will be an additional charge starting from SEK 2500, excluding VAT.

Departure cleaning

If you are staying in one of our temporary accomodations, the departure cleaning is included up to a speficic amount of hours required to clean, depending on the apartment type. Should the departure cleaning exceed the hours specified down below, extra charges may apply. In the event additional cleaning is required after the Residents departure, Beautiful Apartments will notify the customer, in writing, within 7 days of departure providing details of the incidents and will invoice the customer for the cost of rectifying them. Please note, Beautiful Apartments will not under any circumstance, charge without obtaining prior consent from the client. We will always provide substantial documentation to show the condition of the apartment upon departure.
The maximum hours included are as follows:
 

Studio Apartment: 5 Hours
Studio Apartment: 6 Hours
Studio Apartment: 7 Hours
Studio Apartment: 8 Hours

If you are staying in our long-term apartment, the apartment will be cleaned by Beautiful Apartments at a charge of 395 SEK*/hour excluding 25 % VAT which be paid by the tenant. *Subject to price changes.
 
The tenant is responsible of keeping the apartment clean at all times during the stay. Failure to do so will result in possible permanent damages and increased number of cleaning hours at departure.

Loss or damage

The Resident is responsible for taking all reasonable care of the rented apartment and its contents. The apartment and all equipment, utensils, furniture etc. must be left clean and tidy at the end of the rental period. No items provided by Beautiful Apartments may be removed from the apartment provided. Except for normal wear and tear, Resident will be held responsible for any damage caused to the apartment or its contents which has occurred due to negligence, wilful damage, irresponsible or accidental behaviour on the part of Resident or visitors. Such damage must be reported to Beautiful Apartments without delay.

Garbage and Recycling

We kindly request your assistance in disposing of household waste in the designated bins located on the right hand side of the entrance of the building. Use your apartment key to enter. As a responsible tenant, you are expected to sort and dispose of household and recyclable waste in the appropriate containers. Household waste should be securely sealed in bags and placed within the specified bins. For organic waste, please use the brown paper bags that can be found in the garbage room, laundry room or the nearest grocery store. It is strictly prohibited to leave rubbish outside of the bins. Recyclable waste, which includes paper, newspapers, cardboard, hard plastic, metal, glass, and electrical waste, must be appropriately disposed of in the designated containers at the nearest recycling station at Väpnargatan close to the Royal Dramatic Theatre and Strandvägen close to Grevgatan. Disposing of recyclable waste in household waste bins is strictly prohibited.

Laundry

The laundry room is situated in the basement. Enter the door opposite the elevator by using your apartment key, walk down the stairs and you will find the laundry room to your left. Use the booking schedule to reserve the date and time you wish to book by writing your apartment number/name.

Please note that only the person who has made the booking is authorized to use the laundry room. If there are more than one laundry room in the property, you are only allowed to use the specific room you have booked.

As the laundry room is a shared space, it’s important to maintain its cleanliness after each use. Clean the lint filter in the dryer, wipe down the machines, and leave them in a condition you’d appreciate finding for the next person. Always leave the laundry room in the same state as you’d like to discover it yourself.

While using the laundry room, please bring your own detergent and fabric softener.

A quick note: Shared laundry rooms are quite common in Sweden. Many neighborly disputes often revolve around laundry room usage. To ensure harmony, please honor your reserved washing times and respect your neighbors’ booked slots.

Maintaining Clear Stairwells and Entrances

Bicycles can be parked outside the main building/entrance. 

It is forbidden to store strollers, bicycles, or other items in the stairwell or entrance areas. Keeping these areas clear is essential to ensure unobstructed access for emergency personnel, such as ambulances or fire brigades, when required. This rule extends to basement corridors and outdoor storage rooms as well.

Take off your shoes

In Swedish households, removing your shoes upon entering is a long-standing tradition. This practice is deeply ingrained in the culture due to Sweden’s changing seasons, which can bring in dirt, moisture, and outdoor debris. Swedish homes often feature delicate wooden floors, highly sensitive to scratches and moisture.

When you’re invited to a Swedish home, taking off your shoes is not only a common custom but also a sign of respect for the cleanliness and maintenance of the living space.

However, if you’re attending a social gathering or party with concerns about your shoes, there’s a solution. You can bring a pair of indoor shoes to change into. This way, you can fully enjoy the event without any worries about your footwear causing inconvenience or potential damage.

Bathroom

Shower Drain
Regularly clean the water trap in the shower to prevent the accumulation of hair and other debris, which can lead to flooding and water damage. Consider using a hair trap or strainer.

After cleaning, ensure the water trap is securely repositioned and properly closed to prevent unpleasant odors from the drain.

Rinse sink drain

Place a bucket under the trap. Unscrew the lower part.
Flush the sink with water and use your fingers to remove hair and other debris stuck in the water trap. Then screw back the loose part.

Heating

The properties have central heating where the heating automatically activating when the outdoor temperature drops below 10 degrees Celsius. Heating is operational only during the winter months, and the normal average indoor temperature in Sweden during winter ranges between 19-21 degrees Celsius. Wearing an extra sweater indoors during winter is a common and environmentally friendly practice.

Please check the thermometer in your apartment before reaching out to us.

To ensure your heating functions optimally, consider the following:

  • If the apartment is cold, confirm that the radiator knobs are set to the highest number, allowing hot water to flow freely.
  • Avoid placing large furniture directly in front of radiators, as this impedes heat circulation and may lead to premature thermostat shutoff, leaving other areas of the apartment cold.
  • Close curtains at night to retain heat, but ensure they do not block radiators. If needed, position curtains on the windowsill, leaving them open during the day.
  • If radiators are completely or partially cold, they may need to be bled (to let out excessive air). In such cases, please contact us for assistance.

Fireplace instructions

To think about before you decide to light a fire
• When it is windy outside, it can be difficult to use the fireplace. This is because the air swirls
are pressed down into the chimney, which is lower than the ceiling nozzle.
• When there is a low air pressure, there is a greater risk that the smoke from one apartment’s
chimney comes down into another apartment. Avoid using the fireplace during low pressure.
• Be sure to have a functioning fire alarm and dry wood.
• Birchwood is good for firewood, while spruce/fir-wood is not as good due to sparks.

Preparations
• Check that the fireplace’s ventilator is open (up). If it is not open, it is not possible to fire.
• Check that all the windows valves are open, if they are closed, they must be opened.
• Feel with your hand in the fireplace if cold air comes down from the chimney. If this happens,
you may need to open the balcony door or window to stop the draft of cold air.
• Turn off the ventilation fan above the stove to keep the smoke from choosing the wrong
way.
• Open the balcony door or a window before starting the fire.
• It is important that the chimney gets hot before starting a larger fire. The easiest to achieve
this is by setting fire to a newspaper and holding it up in the chimney mouth. Repeat this
process at least twice.

Lighting a fire
• When you have received good draft and heat in the smoke duct from your fireplace, you can
begin to make a small fire. Load newspaper paper under wood chips to start the fire.
• If it does not burn properly, but begin to die before the wood burns properly, add more
paper under the wood. It is very difficult to interrupt the fire at this stage without getting
smoke in the apartment.
• Once the little fire is burning well, you can put another log on the fire. This can only be done
once the chimney is hot. If you do it in the beginning, there is a high risk that the smoke
enters the apartment.
Remember to only light a small fire and never leave the fire unattended.

After the fire has finished
• Once the fire is burnt out and fully extinct (no glow), close the fireplace’s ventilator (down)
again to allow the ventilation of the apartment to work optimally.

Air vents

Do not completely cover or close the air vents; leave them open slightly all year round. Fully closed vents can increase humidity, mold growth, and drafts through window gaps.

Dishwasher

Shut-off Valve for Incoming Water: When you arrive to the apartment, the valve for incoming water might be closed so we kindly ask you to turn the knob before using the dishwasher for the first time.

To protect against water damage, the dishwasher features an incoming water shut-off valve. To use the machine, turn the knob to open the valve.
Empty your dishwasher and remove the bottom rack from the machine. Locate the filter, twist it to unlock it, and gently remove it from the machine. It may have two parts: the tube and a flat filter beneath it. This will also have to be removed.
Use running water to clean it, removing any visible debris. You may need detergent and a soft sponge to remove stubborn limescale and food.
Remove the spray arm and clean it under running water. Ensure water can run freely through all holes.
Don't forget to add specific dishwasher salt; it contributes to cleaner dishes, particularly glassware.
Use only dedicated dishwasher detergent, as regular hand-washing detergent can cause excessive foam, potentially leading to overflow and spills.

Fan filter

Regular cleaning of the fan filter is of utmost importance, especially if you frequently cook with oils and fats. Accumulated grease in the filter can become highly flammable, especially with a hot stove below. We recommend cleaning them at least every two months or more often if the exhaust fan sees heavy use or extensive frying.

Remove the filter.
Clean the filter with detergent and warm water, or place it in the dishwasher for thorough cleaning.

Hobs and Owens

Maintaining the hob’s cleanliness is essential to prevent grease and dirt buildup, which can be challenging to remove. Make sure to clean the hob regularly using liquid. Please do not use dishwashing liquid as it may result in scratches on the hob.

Occasionally, the hob might accidentally lock due to an activated child lock. To unlock it, typically, press and hold the lock symbol for more than 5 seconds.
Some ovens have a child lock as a safety measure to prevent accidents. To open the oven door, you'll need to lift or press the latch. This childproof feature ensures that young children can't easily access the oven, enhancing household safety.

Refrigerator and Freezer Cleaning

Frequent refrigerator cleaning is crucial for maintaining good hygiene and preventing food spoilage. A simple rule of thumb is to perform a quick refrigerator cleaning once a month and complement this routine with a thorough cleaning every six months. Here’s how to go about the comprehensive cleaning:

1. Empty the refrigerator by removing all food items and unplugging it from the power source.
2. Take out all shelves and give them a thorough cleaning with warm water. You can use a cleaning agent if needed.
3. Reconnect the refrigerator to the power source, reinsert the shelves and drawers, and return the food to its place.

If water collects at the bottom of the refrigerator, it may be because the drainage hole on the rear inner wall is blocked. Therefore, regularly clean the condensate chute and drainage hole so the condensate can drain out.

Please note that you may have to defrost the freezer during your stay. Unplug or turn off your freezer to begin the defrosting process. This may take a few hours, so plan accordingly. Please make sure to cover the floor around the fridge/freezer to avoid any water damage.

Recycling

Use brown paper bags for food scraps and place them in the “Compost” recycling. You can find the brown paper bags either in the garbage room, the laundry room, or at your closest grocery store.
Be sure to sort plastic and paper packaging, glass, and newspapers, disposing of them in the correct recycling bins. For more recycling information, refer to the Property Info.

Oil and grease

For oil and grease, do not pour them down the sink since it may cause clogging. Instead, pour used oil onto absorbent material like old newspaper and place it in the compost. Alternatively, store used frying oil in a resealable container, such as a small PET bottle, and dispose of it in a regular garbage bag.

Security doors

On some security doors, you need to lift the handle to lock.

Grevgatan 16

Östermalm makes for an interesting contradiction. It’s a posh residential neighborhood. But it also has the highest concentration of nightclubs in the city, found around Stureplan. Bibliotekstan is the city’s most affluent shopping district, with exclusive Scandinavian and international labels.

Östermalm is the most elegant and exclusive part of Stockholm and is often compared to New York’s Upper East Side. This similarity is instantly seen through its impressive buildings and high-end specialty stores, especially around Stureplan Square which is the place for upmarket shopping as well as nightclubs and bars. Foodies can also head to the specialist indoor Östermalmshallen Food Market where they can buy Swedish delicacies and a seafood lunch.

Östermalm centers itself around its parks. One of the most popular is the magnificent Humlegården, which encircles the Royal Library. It is also an area with numerous museums, including the Hallwylska Museum and the ornate Art Nouveau Kungliga Dramatiska Teatern which stand at one end of Strandvägen Boulevard. Take a walk along Strandvägen, and enjoy the magnificent buildings and wonderful seaside views.
